The thing people fear about contractors isn’t price — it’s chaos. Ghosting, drift, surprise invoices. The counter to chaos is sequence, so here’s ours, complete with the parts where you hold the pen.
- S1 Week 0 · 60–90 minutes
Site visit & consultation
At your home: measurements, photos, material samples on the actual siding, and straight answers about feasibility, permits, and budget. You’ll know before we leave whether the project needs a permit, roughly what it costs, and whether we’re the right builder for it. No pressure mechanics — this is a working session, not a pitch.
You decide: nothing yet. This visit costs you an hour.
- S2 Week 1–2
Design & fixed proposal
You receive drawings — plan and elevation, the same kind you’ve seen on this site — with a fixed price, a build schedule, the payment structure, and the written warranty attached as an exhibit. Not an estimate that grows; a number you can hold us to.
You decide: the design, the material, and whether to proceed.
- S3 Week 2–6, running in parallel
Permits & HOA
We pull the permit — Portland BDS in the city, Clackamas County east — and where there’s an HOA, we produce the full architectural committee package: drawings, material samples, color sheets. You never sit in a meeting or write a submittal. Timeline honesty: this stage is the least predictable, and we’ll tell you the realistic wait for your jurisdiction, not the optimistic one.
You decide: nothing. This is entirely our job.
- S4 Typically 1–3 weeks on site
The build
A schedule in writing before we start, the same crew through the project, and a site left clean every evening. Change orders — if you want something different mid-build — are priced and signed before the work happens, never surprise line items after.
You decide: finish selections and any mid-build changes, always priced first.

Walkthrough, warranty & handover
We walk the project together with the drawings in hand. You get the written workmanship warranty, the manufacturer warranty registrations completed in your name, the maintenance schedule for your material, and every document in one folder. Then — if you’re glad you hired us — we’ll ask you to say so in a review.
You decide: whether it’s done. It isn’t until you say so.
What ‘built properly’ means, drawn
Scroll: the deck comes apart. This is the work you’re actually buying — the parts no finished photo can show.
- Decking gapped for drainage, hidden clips, no face screws
- Ledger & flashing bolted to framing, flashed and counter-flashed
- Joists & blocking sized and spaced for the span, not the minimum
- Beam & 6×6 posts through-bolted connections
- Footings engineered, poured below frost depth
