HOAs, the county, and the slope

The HOA, handled

Architectural review committees are the norm here, and they’re the part homeowners dread. We produce the full submittal — drawings, material samples, color sheets — and manage the back-and-forth. You never talk to the committee; we do. Typical approvals run two to six weeks, and we fold that into the schedule honestly.

Clackamas County permits

Permitting here runs through the county, not the city — different forms, different review, and in our experience a friendlier timeline than Portland BDS. We pull it as part of the job, always.

Sloped & walk-out lots

Half of Happy Valley is on a hill. Elevated decks, stepped platforms, engineered footings, and steel where spans demand it — drawn and stamped where the county wants engineering.

Attachment to a 2015 wall

Newer construction is its own discipline: house wrap that must stay continuous, LVL rims, engineered joists that take fasteners differently than old-growth framing. The ledger detail is different from our Portland work — and just as drawn.
